First, look at the outside of your house, better known as your curb appeal. Examine the outside of your home from a quick glance from the street. What jumps out at you? What awesome features seem to fade into the background? Acknowledging this helps us to decide what steps we can take to entice buyers from the street and into your house. If your home isn't pretty on the outside with touched up paint and blooming garden plants we'll need to address those as well. Follow the Curb Appeal Checklist and add dollars to your home's final selling price.

Make yourself at home...
Does your house seem to say, "This is Your New Home" to a buyer? Examining your house from a buyer's view, I'll recommend adjustments that build up sales appeal. I'll suggest that you get rid of anything that gives the appearance of clutter. Table and counter tops should be cleared off. Brick-a-brack, souvenirs, family photos, and kids' artwork should get stored away too. I can help you de-clutter your house. Less than inviting or cluttered areas make your home look less spacious and buyers have a more difficult time imagining themselves living there.
I know instantly what a room's best characteristics are and how to highlight them. Changes that directly affect your dollars include easy-to-fix items like furniture pieces that should be rearranged, rooms that need neutral paint, carpet that needs to be steamed, fixtures that need shining, and windows that need cleaning.
I'll make sure your home has mass appeal and that it's friendly, steering clear of "loud" or "personalized" hues on the walls and furniture. And if you've already moved out, you can consider borrowing furniture. The goal is for your house to look homey as opposed to cold and deserted.

Setting the Stage At your Open House, we want to capture buyers' attention. To counteract darkness is a mood changer and we'll part the curtains, and change light bulbs where needed to welcome the buyer. Together we'll enhance the mood of the house with enjoyable music to listen to while guests take a walk-through of your home and ensure a pleasing aroma flows room-to-room. We'll make use of cozy-looking bedspreads, and pillows on your chairs and bed. We want buyers to feel like your current house is their future home. |
